We maintain all BUYER CONFIDENCES at all times, unless you
expressly consent to disclosure or it is required by law.

We give advice, however, we use experts whenever possible and always make it clear THE FINAL DECISION IS YOURS.

These are the steps we follow with our buyer-clients:

A) Buyer Counselling Session Consisting of:

  1. Reviewing our Comprehensive Buyers' Guide.
  2. Compiling a List of Needs and Wants.
  3. Evaluating your Financial Capabilities and options.
  4. Establishing your negotiating Strategy.
  5. Providing a List of Experts that you may consult during processing time.
  6. Helping you shop for and negotiate Financing.
  7. Reviewing all Costs associated with buying.
  8. Determining ways to Save You Money.
  9. Signing a Buyer Agreement.

B) Home Search and Showings:

  1. We will search all sources including: MLS, Private For Sales, our own Client Data Base, the Internet and Builders' Homes for the Right Home For You.
  2. We will set up all Appointments and Showings at Your Convenience.
  3. We will preview as many potential homes as possible to Save You Time.
  4. We will point out the Negatives and Positives that may affect property values during each showing.

C) Prior to Making an Offer:

  1. We will endeavour to determine the Seller's Negotiating position.
  2. We will check past appreciation in the area and provide information to you re: What has Sold in the Area and what the seller may have paid.
  3. We will include a request for a Seller's Disclosure Statement as part of your offer.
  4. We will request a copy of a Survey.
  5. We will review how you can utilize the services of a Home Inspector and possibly other experts.
  6. We will Prepare Your Offer based on our negotiating strategy.
  7. We will Negotiate on Your Behalf.

D) Processing to Closing:

  1. We can deal with the Financing and lender if requested by you.
  2. We will arrange for and attend the Home Inspection.
  3. We can arrange for your Complimentary Home Insurance Quote.
  4. We will send documents to your Lawyer at your request.
  5. We will schedule and be present for Final Walk Through Visit.
  6. Closing the Sale: We will Monitor & Inform you of the progress of the purchase during the entire transaction.

E) After Sale Service:

  1. We will contact you After You Have Moved into Your New Home to be sure all went well and follow up on any remaining details.
  2. Our Team will Continue to Stay in Touch with you to provide services to you, your family, friends and business associates. We Hope to Earn Your Referrals.
