Average Useful Life of Building Components

As a Property Manager and Realtor, I must be aware of the average age of each of the components of a property in order to advise property owners and buyers.

The following list provides a guideline of the average useful life span of various building components under normal operating conditions.

The life span of any building component can vary considerably depending on many factors, including conditions the components are subjected to, design, quality of materials, quality of installation, environmental conditions and the level of regular preventative maintenance.

The life expectancies listed below are to be considered as a guideline only.

Roofs 15 - 20
Siding 25 - 35
 Plumbing Fixtures 20 - 25
Plumbing Faucets 10 - 15
Light Fixtures 10 - 15
Furnaces (Gas) 20 - 30
Ventilation Fans 15 - 20
Vanities, Countertops 20 - 25
Carpeting  10 - 15
Vinyl Flooring 12 - 20
Ceramic Tile 20 - 25
Hot Water Tanks 10
Eavestrough 15 - 20
